Tesco and Asda, Lancashire and Manchester

CampbellReith has been working with Liberty Properties on two food retail stores in the north-west of England. CampbellReith provided engineering input on a proposed 30,000 sq. ft Tesco store near Bolton in Lancashire.

The proposed store was located on a former mill site, which included a disused mineshaft within the site boundary, identified on the Coal Authority records. CampbellReith provided pre-planning advice in respect of flood risk and drainage, also undertook a preliminary Services Appraisal and liased with the major utilities companies regarding adequacy of supply and reinforcement of supplies and new supplies / connections where required.

CampbellReith also designed, procured and implemented an intrusive Ground Investigation, including investigation and treatment of the mineshaft and the design of the mineshaft cap to facilitate the construction of a car park.  CampbellReith provided the structural and civil engineering design for the new store and external works, providing both pre and post-novation design services to both the Client and the Design and Build Contractor.

CampbellReith has also assisted Liberty Properties on a proposed 17,000 sq. ft ASDA store in Heaton Chapel, near Manchester.  Liberty Properties are proposing to redevelop an existing commercial unit for a new small-format ASDA store and CampbellReith provided due diligence advice in respect of Land Quality, Drainage & Flooding, Utilities & Services and Transport to advise Liberty Properties on the likely development constraints. The assessment included a preliminary review of available traffic flow data for the main road passing the site and subsequently identified the potential need for a new traffic signal junction to access the site. This information was included within the Client’s financial model for the site. Other issues which were identified related to possible Land Quality issues and the presence of a nearby watercourse.
